QUICK FIX SUGGESTION - MOULD BUILD UP - Before raising a repair request clean the mould with mould remover cleaner and ensure the area is well ventilated by opening the windows regularly to see if that resolves the problem.
IMPORTANT NOTE - HOLE IN THE CEILING - Please cordon off the area beneath the hole to prevent anyone from walking underneath it until the fault is repaired.
