What is a property inspection

A property inspection also known as a tenancy inspection is used to assess the current internal and external condition of a property generally when it is tenanted.

The property surveyor will check the general condition of the property and will determine whether everything such as the electrics and heating is in good working order. The surveyor will also assess the condition of any furniture that was supplied with the property.

The surveyor also checks that the tenants are keeping to property clean and tidy and ensure that the property isn’t being used for criminal purposes.

What is a property inventory services

A property inventory is a detailed inspection of a property that is carried out by a trained and accredited inventory clerk whereby all the contents whether fixed or movable within the property are listed including their condition. The details recorded during the inspection is compiled in an inventory report. 

Property inventory reports are usually supplied along with the tenancy agreement as a supporting document for tenancy deposit protection purposes.

Property inspection and inventory process

Step 1 - Sign up

Step 2 - Job request

When an inspection or inventory needs to be carried out at the property the landlord will log a job request with our platform.

Step 3 - Tradesman quote

The landlord will be notified a job request for the property has been raised. Once approved by the landlord our platform will liaise with local vetted epc assessors and provide you with multiple quotes along with their past customers reviews for the job.

Step 4 - Coordinating the job

Once the landlord has selected a quote our platform will liaise with the tenant and appointed professional to coordinate access to carry out the job.

Step 5 - Completed job

Once the job has been signed off by the tenant to confirm it has been completed then the landlord will issued with photos, any relevant supporting information (i.e. report/certificate) and invoice to arrange payment.
