What is a electrical safety certificate

Under the Electrical Safety Standards in the Private Rental Sector (England) Regulations 2020 a landlord is legally responsible for the safety of their tenants in relation to electrical safety. An electrical inspection condition report (EICR) is an industry recognised electrical safety check that needs to be carried out every 5 years to ensure compliance with this legal duty and involves a qualified electrician inspecting a property electrical services in the following four areas:

  1. Any issue with circuits or equipment that might overload or overheat the system
  2. Areas of electric shock risks and fire hazards
  3. Safety issues with bonding or earthing of installations and equipment
  4. Potential faulty electrical work that could lead to faults or injury

The landlord will be notified a job request for the property has been raised. Once approved by the landlord our platform will liaise with local vetted qualified electricians and provide you with multiple quotes along with their past customers reviews for the job.

Step 4 - Coordinating the job

Once the landlord has selected a quote our platform will liaise with the tenant and appointed professional to coordinate access to carry out the job.

Step 5 - Completed job

Once the job has been signed off by the tenant to confirm it has been completed then the landlord will issued with photos, any relevant supporting information (i.e. report) and invoice to arrange payment.

Step 6 - Job tracking

We will track all your jobs so you know all the services carried out on your property and the costs to help with our annual accounting.
