What is an energy performance certificate

EPCs were first introduced in 2007 and it is a report that documents a property’s current energy efficiency from grades ‘A’ to ‘G’ with ‘A’ being deemed very energy efficient and ‘G’ being not very energy efficient.. The report also supply the recipient with information on how to improve energy efficiency and reduce carbon dioxide emissions. As of 1 April 2020 under the Domestic Minimum Energy Efficiency Standard (MEES) a landlord is legally required to have a valid EPC with a rating no lower than E. An EPC is valid for is 10 years and a survey generally covers the following areas:

  1. Property size (floor area)
  2. Type of energy used at the property
  3. Type of appliances and services that consume energy
  4. Construction and makeup of property
  5. Location of the property i.e. mid terraced, end of terrace

Property inspection and inventory
  1. Energy meters
  2. Windows (single, double & triple glazed)
  3. Insulation (Wall, flooring & roof/loft)
  4. Heating system and heating controls
  5. Lighting (fluorescent or LED)
  6. General measurements taken to measure the floor area of the property
  7. Review any low carbon or zero technology installed at the property i.e. Solar panels etc
